ASSESSMENT OF THE IMPACT OF COMMUNICATION SYSTEMS ON THE PLANNED DEVELOPMENT OF SUBURBAN AREAS
ABSTRACT
Spatial zoning is regulated by numerous laws, acts of law and ordinances. On the other hand, it should reach out to meet the needs of growing cities and housing estates as well as the business sphere connected with urban areas. The limits of human settlements change constantly, their areas can grow and this invariably entails the spread of roads and road networks. Roads are essential for the economic growth of regions, but their construction often raises controversies. The localization of a transportation route sometimes collides with the planned development. The construction of roads which will carry heavy traffic may not be acceptable to local residents, owners of green or recreational land plots, etc. Meanwhile, the building of new roads can be awaited by investors who are involved in the production or services. Easy access to their premises can be seen as an opportunity for growth. Thus, when planning the use of land parcels, it is necessary to take into account the planned development of a network of roads and correlate the land zoning with a future road system. The aim of this paper has been to present methods used to assess the expectations and fears of residents living in specific areas regarding the planned construction of an expressway. For the sake of this study, the author developed a survey template and a set of questions for a field study.
